How the selling process will look like

Initial steps

We'll meet in your property so that I could collect data required for the valuation. In order to determine the correct market value I'll be using my experience, internal database to compare what is available on the market and the price maps that take their numbers from the Register of Properties where all the sold houses submit their purchase agreements with the end price.

Home staging

The thought-out home staging will turn your property into a magnet for the potential buyers. Thanks to the special techniques  that will emphasize the strong sides of the property, it will appeal to the emotions of people. Your house will stand out among properties on internet attracting the right range of prospective buyers.

Professional photos

83% of information is gathered from sight. That is why the cover of any good is very important. The cover for the property presentation is good photos. They can speak million words.

Professional photographer knows how to use the light, which angle to choose and how to make the photo speak right to the emotions of the prospective buyers. 

Presentation approval

Photos and text of the presentation of your property will be sent to you for the approval prior to be published. In the text you will find an important information like property and area description, transportation around the house etc. The text of the presentation should follow particular rules, for example, to be written in a certain manner: no emoticons, avoid any discriminate phrases, superlatives etc.

Call out to buyers

Every day during the house viewings I meet people hunting for a home. I keep their requirements and contacts in the internal database. Your property presentation will be sent directly to the cell phones and emails of the potential buyers from my database whose requirements are close to the parameters of your property. 

Real estate servers

I will publish your property on the most frequented real estate servers and will make sure that the presentation stands out among others. It is important to ensure your property gives the impression of freshly advertised and not a slow seller that will leave a space for the buyers to ask for the discount.

Property viewings

I'll organise all the property viewings, will conduct the email and phone conversations with interested parties. It is important to put emotions aside when selling the property, which is often an issue for the owner resulting worse conditions of the sell. There is a definite advantage of having the deal negotiated by a real estate speacialist who is doing such things on a daily basis.

Progress report

You will always be on track about the selling process as I will be regularly sending you the detailed reports with such data as how many people saw your property and how many contacted about it, etc. Being able to analyse the collected data, we could effectively amend the marketing strategy of your property.

Buyers check

Property sale is an expensive and time sensitive matter, that is why it is crucial to ensure the potential buyers are eligible to buy the property. I will conduct a financial background check of the interested party to avoid loosing your time with people reserving the property and not being eligible for the mortgage.

Reservation agreement

Once the conditions are discussed, buyers will sign the Reservation Agreement. This will allow us to stop the property offering and prepare the Purchase Agreement. Purchase agreement

Purchase agreement is prepared by our lawyers and will incorporate all the previously agreed conditions between parties as well as essential regulations required by law. It will also describe the way money will be transferred from the buyer to the seller. For this the escrow account is used. I will discuss with you the available options.

Final steps
